Yes, you will need a real estate attorney.  While we cannot hire an attorney on your behalf, please check our recommended providers page for more info.   In some cases your probate attorney will also be able to act as your real estate attorney.  All attorney fees will be paid at closing and you will not need to pay out of pocket as attorney fees are paid will the proceeds from the house sale.

The more cleanup and rehab you choose to take on will ultimately determine the level of cash you must invest into the house.  While we understand some homes do not need any improvements other homes may require significant repairs.  Rest assured if costs and fees are a concern for you, in many cases we can reduce the out of pocket cost for you the seller down to $0!

Typically we would estimate 30-60 days for cleanup and rehab plus an additional 45-60 Days to close the sale of the property.  If we purchase your property we can reduce the 75-120 day timeline down to 30 days.  These timelines greatly depend on where the property is in probate as many probate proceedings can take seven to nine months to complete.
